The Opus Group® Announces Plans for Speculative Industrial Development in Grimes, Iowa

​DES MOINES, Iowa – The Opus Group (Opus) announced today plans for Gateway Industrial Center, a 182,000-square-foot speculative industrial office and warehouse facility in Grimes, Iowa.

“We’re excited to begin work on our second speculative industrial project in Iowa this year,” said Jason Conway, director, real estate development, Opus Development Company, L.L.C. “This project is a welcome addition to the state as demand for industrial space has grown in the Des Moines area while supply has remained low.”

Located on Highway 141, near the intersection of Interstates 80 and 35, the new industrial development is in an ideal location to meet future users’ supply chain and distribution needs. With the ability to accommodate single- or multi-tenant occupancy, the facility will offer 32-foot clear height, an ESFR sprinkler system, and up to 45 dock doors. The 16-acre site will also contain a water feature and 110 parking stalls with room for expansion. Construction will begin in May 2015 and is slated for completion in fall 2015.

Opus also recently announced plans for Corporate Woods Industrial Park, a 208,000-square-foot speculative development in Ankeny, Iowa. The company’s recent portfolio of work includes 6.8 million square feet of industrial developments currently in its pipeline or completed in the past 15 months across the United States.

Gateway Industrial Center will be owned by a joint venture partnership between Opus Development Company, L.L.C. and Founders Properties, L.L.C. Opus Development Company, L.L.C. will be the developer, Opus Design Build, L.L.C. will be the design-builder and Opus AE Group, L.L.C. will be the architect and engineer of record. Chris Pendroy and Kermit Marsh with Iowa Realty Commercial will market the property for lease.
