Northwestern Mutual Franklin Campus - Phase II

The Franklin campus, which opened in April 2004, is located on an 84-acre site at the northwest corner of West Drexel Avenue and South 27th Street. Preliminary development plans include a total of four phases and between 1.9 and 2.0 million square feet of office space. Opus built the first phase, a five-story, 500,000-square-foot L-shaped office facility, which is already approaching its capacity of 1,100 employees.
 
Phase II is a six-story office and six-level, 1,625-space parking garage. The facility contains 400,000 square feet of office space, a training facility that handles 100 students and a 500-seat cafeteria. The entire building contains an under-floor HVAC system, which places the heating and cooling vents in a raised floor instead of above the ceiling. This system allows individuals to control the climate at his/her workstation with a personal vent.
 
The Phase II building adds a third 2000k VA diesel generator that provides emergency power to the campus as well as offers peak savings for NWML. In addition, this phase includes a 1.8 million gallon underground thermal storage tank for storing chilled water. This allows NWML to run their chiller plant at night when energy rates are lower, and also defers the need for an additional chiller and cooling tower until Phase III of the master plan.
