Opus Developing, Designing and Building Johnstone Supply Headquarters and a Speculative Industrial Building in Earth City Near St. Louis

​On one of the last developable properties in the St. Louis suburb of Earth City, Missouri, Opus leveraged their deep build-to-suit and speculative industrial experience with a two-building development.

Opus recently purchased 13.5 acres in a prime location with exceptional visibility and easy access to I-70 at Highway 141. Despite a high barrier to entry, Opus' skilled developers were able to navigate and secure the land, which had been vacant for nearly 30 years. 

Opus was also responsible for the design and construction of the buildings. 

Johnstone Supply HQ

Having outgrown its current St. Louis area facility, Johnstone Supply purchased approximately four of the 13.5 acres from Opus. Opus supported the company's plans to centralize operations, further establish its presence in the St. Louis area and hire additional employees by designing and constructing a 45,000-square-foot headquarters and distribution center at the site.

Custom designed to support the needs of the HVAC equipment and parts supplier, the building has 10,000 square feet of office space. It features a working lab and training center where the company provides hands-on certification training for St. Louis County mechanical licensees. The balance of the building – 35,000 square feet – is a distribution center. 

The Johnstone Supply headquarters was completed in February 2021.

Speculative Industrial Building

On the remaining 9.5 acres, Opus designed and constructed a 111,000-square-foot speculative industrial building. It accommodates multiple tenants and features 32-foot clear height, 27 dock positions, including two drive-in positions and clerestory windows to maximize natural light and wall space.   

Completion of the speculative industrial building was in May 2021.
