Opus Develops Speculative Industrial on One of the Last Remaining Industrial Parcels in Eden Prairie, Minn.

Opus developed, designed and constructed a 130,000-square-foot speculative industrial building on one of the last remaining available industrial parcels in Eden Prairie, Minnesota. It is a unique offering, as 100,000+ square-feet of continuous space is uncommon in Eden Prairie where functional industrial space has been in short supply for more than 20 years.

Demand is high within the affluent southwest Twin Cities submarket, particularly for speculative industrial buildings. Nestled in Eden Prairie's Golden Triangle, the building provides convenient access to I-494 and Highways 212, 169 and 62. Tenant businesses will benefit from close proximity to the Southwest light rail system, which is under construction and scheduled for completion in 2023.

The Class A building features:

  • 28-foot clear height
  • 19 dock doors
  • 182 parking stalls
  • electric vehicle charging stations

Designed to provide businesses with options for functional modern industrial space, the building includes flexible space customized to meet the needs of a variety of tenants. Attractive glass curtain walls on the north and east sides of the building are a prominent architectural feature that brings natural light into the building.

The combination of Opus' extensive industrial commercial real estate expertise and one-team collaborative design-build approach allows us to move quickly on speculative projects – and accelerate timelines for delivery.

Completion of the project in Eden Prairie was in June 2021.
