Opus Boosts Industrial Capacity in Suburban Chicago with Two New Spec Buildings

In a joint venture sponsorship with Principal Real Estate Investors, Opus brought another speculative industrial development to North Aurora, Ill., which is approximately 40 miles west of Chicago. Tollway Corporate Center includes three new modern industrial buildings suitable for warehouse distribution operations or light manufacturing.

The buildings are located in a rapidly expanding industrial submarket and near the intersection of Route 31 and I-88. The buildings can accommodate a single user or multiple tenants.  

The first building is 104,978-square-feet and feature:

  • 32-foot clear height
  • 10 dock doors
  • 2 rear-load drive-in doors
  • 64 vehicle parking stalls
  • 8 trailer parking stalls
 
The second building is 543,638-square-feet with the ability to expand to more than one million square feet. It features:

  • 36-foot clear height
  • 54 dock doors
  • 4 drive-in doors
  • 90 trailer parking stalls
  • 142 vehicle parking stalls
 
The first two buildings were completed in December 2022 and are fully leased.

Currently under construction, the third and final building will be 408,195 square feet. The cross-docked facility will feature:

  • 36-foot clear height
  • 55 dock doors (expandable to 90)
  • 4 drive-in doors
  • 134 auto parking stalls (expandable to 196)
  • 94 trailer parking stalls
  • clerestory windows for natural lighting

 
The building is expected to be complete in December 2023.
