Working out of our Chicago office, the Senior, Manager Real Estate Development will be responsible for managing multi-family and student housing real estate development efforts. Specific duties include market research, planning, land selection, land purchase and sale negotiation, entitlement, building lease and sale negotiation, product development and marketing, and project budgeting. 

 

Responsibilities:

Assist with the execution of real estate development strategy for student and multi-family housing activities throughout the Opus platform. Collaborating with our market leaders to execute in their region.  

Conduct market research in specified geographical locations to identify trends and needs in areas of interest to the company.

Assist with the selection, negotiation, purchase, and development of land in accordance with company business criteria and municipal or governmental regulations.

o   Analyze and select sites on the basis of potential profit and suitability to business goals.

o   Conduct negotiations for the purchase and sale of land.

o   Contact municipal authorities to plan development of acquired land, identify and secure appropriate zoning approvals, negotiate sale of land, and secure annexation rights.

o   Collaborate with Opus construction team, architects, and engineers, as well as appropriate third party consultant resources.

o   Analyze financing structures and negotiate term sheets, contracts and agreements, as necessary.

o   Secure necessary municipal use permits, approvals and entitlements. 

Coordinate and monitor design, project management and construction activities, including project schedules and budgets, and regularly visit project sites.

o   Coordinate the design and final amenity space solutions to maintain pre-established budget parameters.

o   Manage the selection, procurement, staging and on-time delivery of furniture, fixtures, equipment, signage, etc.

o   Manage utilities, including power, gas, telephone, cable TV and Wi-Fi services. Procure service contracts as required and provide direction regarding sub-metering and bill-back protocol.

Coordinate the marketing and leasing strategy to stabilize each proposed development.

o   Engage management team/marketing consultant to facilitate marketing, leasing, budgeting, property management and move-in activities.

o   Identify, secure and coordinate pre-leasing center, including design and build-out.

o   Initiate marketing activities and strategies including website, printed materials, events, promotions, advertising, etc.

o   Engage and manage retail leasing brokers, as required.

Create relationships with individuals and businesses in various industries to identify and target potential development opportunities.

o   Develop and retain a quality commercial client base of businesses with significant real estate holdings or law firms directing large commercial transactions.

o   Develop networks of attorneys, commercial lenders, brokers, agencies and others who can provide business leads and referrals. 

Maintain up-to-date knowledge of changes in laws, requirements and other circumstances that affect company interests or performance.

o   Review property listings, trade journals, and relevant literature.

o   Attend conventions, seminars and classes and take advantage of other types of opportunities to enhance knowledge of real estate markets.

o   Participate in professional organizations related to the commercial real estate industry.

 

Qualifications:

Bachelor’s degree in Business, Finance, Management or related field; or equivalent, relevant experience and knowledge

Minimum of 10+ years’ experience in real estate development, finance, or brokerage business, or similar, with exposure to a variety of project types and transaction structures – to include multi-family housing projects

Specific experience developing and stabilizing multi-family housing real estate projects

Understanding of financial structures, architectural design and programming, entitlements, design-build construction, the brokerage community and their subsequent role in the development process

Solid knowledge of market analytics and financial analysis techniques as they apply to real estate projects, and strong working knowledge of financial transaction structures in lease, sale, and investment packaging

Excellent interpersonal, verbal and written communication skills

Strong negotiating and marketing skills
