With more than 17 years of project management experience, Todd joined our Indianapolis office in 2017 as a Project Manager. After completing the 496,977-square-foot Greenpointe Logistics Center, Todd was promoted to Senior Project Manager. He then completed another very large industrial project, 75 Logistics Center, totaling 612,589 square feet.
All the while, Todd was considering his next move.
“After many years of working for real estate development companies, I was interested in joining the development side of the business," Todd said.
In 2019, when a development opportunity became available in Indianapolis, Todd knew it was the right time. He made his transition to development.
Todd focuses on industrial development in Indianapolis, Louisville, Columbus, Cincinnati, and Dayton. His responsibilities include site selection and acquisition, project feasibility, due diligence and obtaining entitlements. He also coordinates the efforts of construction, design and development associates – something he excels at with over 10 years of design-build project management experience.

Todd's interest in construction began in high school when he worked summers for a ceramic tile contractor and an Amish custom homebuilder.
“Working with individuals who performed numerous trades exposed me to various aspects of construction at a young age," he said.
Todd went on to Purdue University where he achieved a Bachelor of Science degree in Building and Construction Management.
“I was first introduced to commercial construction while at Purdue," he said. “My interests quickly shifted in that direction. My first job out of college was building a mountain resort in Keystone, Colorado, for The Weitz Company."
“Our associates are the reason Opus has been successful for so many decades," Todd said. “We go to great lengths to ensure projects meet – if not even exceed – our clients' expectations."
And now, Todd sees that from a development perspective.
Todd cited an example: “Kenco Logistics (the first tenant in Winchester Logistics Park) required occupancy of their warehouse and office space well before substantial completion was possible. So, we went to bat for them. We struck a deal with the city to allow Kenco early occupancy of the warehouse. This required an accelerated timeline for overhead work in the warehouse, which was completed in a matter of weeks."
By focusing on what mattered most to the client, the team was able to successfully expedite the work and negotiate on their behalf. This is nothing out of the ordinary for Opus or Todd.
“Todd has proven himself as an invaluable asset to Opus and our clients," said Doug Swain, Vice President & General Manager. “With deep experience in building and construction, he made significant contributions as a project manager and is now using that background as he builds development skills."
Driven by the bigger picture, Todd enjoys the variety that's inherent to our work.
“I've always enjoyed the cycles of projects," he said. “The variety makes the work interesting. And contributing to buildings that shape our society is rewarding. Whether it's an industrial building, hotel, senior living facility each and every development project advances the local and national economy."
Todd enjoys variety in his personal pursuits as well. Before starting a family with his wife Melissa, he finished the Chicago Marathon in just under four hours. The hands-on skills he learned early have proven valuable at home. He recently completed a custom fireplace, a kitchen renovation, a walnut dining table and a Ninja Zone for his three children in their basement.
Like many of our associates, Todd prioritizes giving back to the community. He's currently planning a volunteer project with St. Mary's Child Center. Based in Indianapolis, St. Mary's is a multiple-time Opus Foundation grantee and the winner of the 2019 Gerry Rauenhorst Building Community Award.
In addition to having his Project Management Professional certified, Todd furthered his qualifications by becoming LEED AP accredited. He is also a member of the local chapter of NAIOP, the Commercial Real Estate Development Association.
