The Opus Group™ to Build 33-Story Luxury Apartment Building in Downtown Minneapolis

MINNEAPOLIS, Minn. - Opus Development Corporation announced today plans to build a new high-rise luxury apartment building in downtown Minneapolis. Located at the corner of Nicollet Mall and South 5th Street, the 33-story luxury apartment building will be the first new high-rise rental building in downtown Minneapolis in nearly 30 years.

“Nicollet Residences will offer a San Francisco or New York-type luxury high-rise apartment living experience that will be the first of its kind in Minneapolis,” said Tom Lund, vice president, real estate development of Opus Development Corporation. “Extensive amenities, a light rail station and two skyway connections will be very attractive to a variety of residents looking for the flexibility of renting rather than owning.” 

Designed to achieve LEED certification, building amenities will include a 24/7 door attendant and concierge service, outdoor roof terrace with pool and spa, a fitness center, yoga studio, private theater, outdoor fire pit and grilling, guest suites, 9- to 10-foot ceilings with floor-to-ceiling glass and a dog play area. The building also will offer residents close proximity to downtown employers, shopping, retail, entertainment, and light rail and bus transit connections.

This project aligns with the city of Minneapolis’ sustainable vision to offer high-density and transit-oriented development. Centrally located in the core of the city, the upscale project will be designed with high-end, condo level finishes and amenities. The 33-story building will be a destination in downtown Minneapolis by offering service-based retail on the ground and skyway levels, restaurant and skyway connections to Neiman Marcus and the Fifth Street Towers. 

Executives planning the Nicollet Residences led the team that developed the highly successful 39 story Carlyle and 27 story Grant Park condominium projects, the first new high-rise condos in downtown Minneapolis in nearly three decades. 

Opus Development Corporation is the developer and Opus Design-Build, L.L.C. will construct the building. Opus AE Group, Inc, and Elness Swenson Graham Architects Inc., based in Minneapolis will collaborate on the design.
