Spec Development Fills Void in Suburban Chicago

Recognizing a lack of large blocks of industrial space along the I-88 corridor, Opus seized the opportunity to provide a flexible project with the ability to appeal to a wide range of tenants.

Opus developed, designed and constructed the 648,616​-square-foot speculative building on 32 acres for USAA Real Estate Company.

Located in a high-density area, the facility draws from a stable labor pool and highly-educated workforce from DuPage and Kane counties. With immediate access to I-88, the facility provides convenient transportation options for tenants.

Building features include:

  • 32-foot clear height,
  • 60 docks,
  • 103 trailer parking spaces,
  • ESFR sprinkler system,
  • T5 lighting,
  • office space to suit tenant requirements and
  • future expansion capabilities to one million square feet.

Midwest Warehouse & Distribution System, Inc. signed a long-term lease to become the only tenant in the building. According to GlobeSt.com, this was the largest lease of 2015 in the submarket. Opus Design Build completed tenant improvements (TI), customizing the food-grade facility for the third-party logistics company’s distribution needs.

Opus owns an adjacent 25-acre parcel that is available for future build-to-suit opportunities or building expansion.
