Opus Completed Industrial Warehouse Facility in Less Than 100 Days

After outgrowing its previous space, Maxzone Vehicle Lighting Corporation enlisted Opus to develop and construct a new 223,000-square-foot industrial warehouse facility outside of Chicago in West Dundee, Ill.

As a distribution facility operator, location was a priority for Maxzone. Located on 11.3 acres of land in the Oakview Corporate Park, the site offers convenient access to I-90. The new facility doubled the amount of warehouse space for the company’s expanding operations in Chicago and throughout the Midwest.

Collaborating with Experts to Incorporate Feng Shui

Early in the project, Maxzone indicated that feng shui was very important. Opus AE Group, L.L.C. designed the facility so its office space was built adjacent to the main warehouse structure, allowing the office to face south – a direction thought to promote success. Opus also worked with a feng shui master who reviewed drawings and plans to ensure the architectural design aligned with the discipline.

100 Days: Start – and Finish – Strong

In September 2012, Opus broke ground on the new industrial warehouse facility and concluded construction in less than 100 days.

Opus was able to complete the project – one of the largest build-to-suit industrial projects of the year in the Chicago market – within a tight timeframe because it operates as an integrated design-build firm with in-house experts working as one team to expedite the land transaction, design and construction phases.

The facility, which was sold to Maxzone in December 2012, features 3,000 square feet of office space, 20 door docks, two drive-in doors, 30-foot clear height and ample employee and customer parking.
