SPECULATIVE DEVELOPMENT MEETS INDUSTRIAL DEMAND IN IOWA

​With demand outpacing supply for available industrial space in the Des Moines metropolitan area, Opus built its second speculative industrial project in the area in 2015. Gateway Industrial Center, a 182,000-square-foot office and warehouse facility developed by Opus Development Company in Grimes, Iowa, brings much needed industrial space to the state.

Conveniently located on Highway 141 near the intersection of Interstates 80 and 35, the location suits users’ supply chain and distribution needs with easy access to major roadways. The warehouse has 32-foot clear height, an ESFR sprinkler system and up to 45 dock doors. Additionally, the 16-acre site contains a water feature and 110 parking stalls with room for expansion. Users benefit from the warehouse’s flexible design with the ability to accommodate single- or multi-tenant occupancy.

Opus Design Build began construction in May 2015 with completion late fall 2015. As of June 2016, the building was fully leased to three tenants  Owens & Minor, American Contract Systems and Laser Resources.
