Notable: OTR’s Tenant Improvements Power Productivity
With just a few tenant improvements, our Storz Warehouse building gave OTR Engineered Solutions the space it needed to improve productivity.
OTR Engineered Solutions manufactures, sources and mounts tires, rubber tracks and rims for off-the-road vehicles, machinery and equipment. When the business sought to improve productivity at its Omaha, NE, location, it chose to relocate to Storz Warehouse, a modern, new industrial facility we built on behalf of GreenSlate Development.
The 150,000-square-foot space provides OTR with one open and brightly lit space with high ceilings and clear sight lines to accommodate both product storage and tire mounting. Although more than half of the facility is used for storage, we did deliver a number of improvements to ensure the building met OTR’s needs.
We completed 6,100 square feet of office space, including a primary office located off the main entrance with dedicated offices, a conference room, a break room, and separate restrooms for office and warehouse employees. A small secondary office space is located on the warehouse floor and includes a private warehouse manager office and several cubicles.
OTR uses a significant amount of equipment to mount and service their products, and all of the equipment from their old space moved to the new facility. Since the electrical needs for each piece of equipment wasn’t available, we collaborated closely with OTR and, together with our subcontractors, took numerous trips to their previous facility while it was still operational to land on an appropriate power allocation.
Throughout the process, we collaborated closely to coordinate schedules with OTR and GreenSlate to ensure their respective schedule requests and constraints were heard and resolved.
