Award-Winning Development Expertise

Bringing years of development expertise, Opus was selected to develop a Class A multitenant office facility for an investment management firm in Carmel, Ind.

Located on a 23-acre site in the prestigious Meridian Corporate Corridor, the build-to-suit corporate campus was recognized by NAIOP as the Office Development of the Year.

Completed in three phases, the campus features outdoor seating areas, lush landscaping and abundant parking with walking and bike paths. The sustainable development integrated the site’s natural wetlands area with a landscape design that included additional wetland plantings and a constantly flowing stream; the results are a low-maintenance, zero irrigation system that is one of the site’s important sustainable features.

Phase I of the project consists of a three-story, 106,000-square-foot building that includes precast concrete sculpted to give the building depth and contrasts with the glass set in aluminum frames. Building one features a vaulted ceiling lobby, shower and locker area, lunchroom and service loading area.

A 175,000-square-foot office building with a five-story glass atrium with a monumental staircase accessing all levels makes up the second phase of the project. Floor plans maximize window lines, offering abundant, natural light and picturesque views of the outdoor surroundings. Building two includes a state-of-the-art 9,000-square-foot campus kitchen and dining hall as well as an 8,000-square-foot outdoor dining area designed to accommodate more than 1,200 employees.

The final phase of the project, a 32,000-square-foot, one-story building, was completed in December 2009.
