Interior Design Illuminates Downtown Luxury in 365 Nicollet

​Our interior designers work every day to create beautiful spaces in our multifamily developments. We are especially pleased to celebrate our recently completed 365 Nicollet project in downtown Minneapolis.

Acclaimed by the industry and local media even before completion, 365 Nicollet is a luxury multifamily and retail development on Nicollet Mall, a neighbor to the Minneapolis Library. We developed, designed and built the distinctive 30-story tower, which is connected to the Minneapolis downtown skyway system. The first residents were welcomed in August 2018. 

Designed for the Target Market

The interiors team started the process by working hand in hand with the client and architecture team to create a vision for the building amenities and units. 

After finalizing design and space planning studies of the amenity spaces, the team engaged in the overall branding of the project. We developed visioning boards that speak to design intent, always keeping our potential residents top of mind. Our overarching goal is to design homes and amenities that enhance the resident experience. One key component of the brand for 365 Nicollet is 'illumination,' which we embraced with the lighting and shadow play in the interior spaces that reflect a similar approach on the exterior. 

Residents First

The upgraded experience for the residents starts with the rich design of the elevator lobbies and corridors leading to their suites.  We have incorporated stunning carpets, elegant sconces and striking artwork throughout these corridors. The penthouse levels have an artistic mirror installation at each lobby, and beautiful walnut wallcovering at each suite entry. 


The suites range from alcove to three-bedroom penthouse suites, each thoughtfully designed to maximize light with floor-to-ceiling windows. All suites feature condo-level finishes including quartz countertops, tile backsplashes, European-style cabinets, tile showers and soaker tubs. Certain suite collections offer upgraded features like 10-foot ceilings, kitchen islands, pantries, fireplaces and private balconies. 

The suites have a crisp, modern feel, yet provide a lovely canvas so each resident can make the space their own. 

Amenities Abound

It's the sheer number of amenities that make this building truly remarkable. Combined with an overall palette of rich textures and subdued neutrals, the interiors are distinct and sophisticated. To enhance the design throughout, we provided an outstanding artwork package, including commissioned pieces. 


365 Nicollet features upscale shared spaces, starting with the light-filled main lobby. The design features a captivating 16-foot high, layered walnut wall, which is designed to emulate the building's eye-catching exterior balconies. An art installation will be a focal point in the lobby. 

Adjacent to the lobby is a co-working space set along an expanse of windows that provides views of the city streets during the bustling work day. The building hosts a transit hub with a beverage bar and flat screens that display the nearest Uber and Lyft vehicles available alongside news and weather. The residents have a great storage space for bicycles and even a bike bath for those muddy days on the expansive local trails. 

One of the most exciting amenities is our golf simulator room with state-of-the-art equipment. This cozy space doubles as a theater room and has a bar area for entertaining. 

The sixth-floor highlights the majority of our shared resident spaces with

  • a private dining/board room
  • 365 Wellness with a large fitness and cardio space, a yoga room and a giant sauna
  • a relaxation room with rich walnut that adds warmth to this introspective, quiet space.

Our club room includes a beautiful presentation kitchen, dining and living room spaces with views of the large outdoor pool, hot tub and cabanas. Parties can spill out onto the pool deck through a folding glass wall and use the outdoor kitchen and gaming areas. The pool deck also includes two fire pits and a rooftop lawn to enjoy a movie on the outdoor screen. 

Last, but not least, is the elegant 27th floor Penthouse Lounge. We designed this space to showcase a cocktail-hour vibe. It is a fantastic corner space with floor-to-ceiling windows that open to a large balcony with impressive views of US Bank Stadium. The bar area, fireplace and large-screen TV are all set in sophisticated surroundings with a mirrored ceiling and gorgeous light fixtures.

We work to understand our clientele and design spaces that resonate with them. For our interior design team, it's really all about the resident experience. We enjoyed the opportunity to work on this very exciting project with a wonderful group of clients.
