Our ability to anticipate the needs of modern logistics users meant US Elogistics Service Corp required minimal tenant improvements at Tollway Corporate Center.
The I-88 submarket remains one of the strongest industrial corridors in greater Chicago, with logistics space continuing to be among the most in-demand property types. Providers benefit from direct access to the Illinois Tollway system, connectivity across Cook, DuPage, Kane and DeKalb counties and proximity to a deep, well-qualified labor pool.
We developed Tollway Corporate Center in North Aurora, IL, to meet that demand with modern, highly functional logistics space. The third and final building in the development was delivered with core features already in place, thereby reducing the need for an extensive buildout and enabling a faster path to occupancy and operations.
When global e-commerce logistics and fulfillment provider US Elogistics Service Corp (CIRRO Fulfillment | Global Fulfillment Solution), began searching for a second facility in Chicago’s western suburbs, our 408,176-square-foot Building C aligned closely with their operational requirements.
We installed warehouse lighting and restrooms and delivered a 3,000-square-foot speculative office suite within the original shell building. The office included a conference room, break room and restrooms. This built-in functionality allowed Elogistics to finalize layout plans and begin installing racking soon after lease execution.
The building’s 36-foot clear height enabled greater vertical storage and warehouse throughput.
With 55 dock doors, four drive-in doors and parking stalls for 94 trailers with 59 stalls positioned away from the building, the facility was pre-built to maximize operational efficiency and enhance site circulation and flow.
Elogistics’ improvements were minimal in scope and focused on operational enhancements, including forklift charging stations, additional warehouse lighting and supplemental warehouse restrooms.
