Spec Industrial Buildings Delivered New Options to Potential Tenants and User-Buyers in Suburban Chicago

​Recognizing an underserved area of the I-55 submarket in Romeoville, Ill., Opus Development Company, L.L.C. developed two speculative industrial buildings on a 22-acre site in Paragon Business Park.

A combination of low vacancy rates and a lack of stand-alone 100,000- to 200,000-square-foot buildings indicated strong demand for this type of project in the area. Opus AE Group, L.L.C. designed the buildings to meet the needs of single- or multi-tenant occupancy upon completion, providing flexibility for potential tenants and users who wish to purchase their own building within the manufacturing, logistics and intermodal freight industries.

The buildings are about 133,800 and 121,200 square feet, respectively, with highly desirable features, including:

  • 30-foot clear heights,
  • 40-foot by 50-foot structural bays,
  • ESFR sprinkler systems,
  • abundant car and trailer parking,
  • ample dock doors and
  • an option for fully-secured truck courts.
