Opus Delivers Needed Industrial Property, Expands Options in Dynamic Market

It’s a dynamic time for commercial real estate in Kansas City. Building on a strong presence and established history in the area, Opus grew its Kansas City-area portfolio with a speculative industrial warehouse development in Olathe and has delivered the second building at 56 Commerce Center.

Masterplanned for Growth

This development marked the first phase of an Opus masterplanned industrial development for the site. Located on 53 acres of land, 56 Commerce Center can accommodate up to three buildings totaling 505,000 square feet. Situated in a prime location for businesses with distribution needs in the south Johnson County area, the Opus masterplanned development will provide convenient access to Interstate 35 and is near the BNSF Intermodal Facility in Edgerton, Kan.

First Building Fills Need for Aerospace Manufacturer

To support accelerating demands in the market, Opus developed the 205,000-square-foot speculative industrial facility that was sold to its end user, Orizon Aerostructures Inc. in 2017. The building included office and manufacturing areas, in addition to distribution and warehouse space.

This first building offered a new option not common in the area—a rear-loaded, modern office warehouse building that can accommodate multiple tenants. It has 32-foot clear height, a truck court and flexible modern industrial features to meet the needs of a variety of businesses. The site boundaries allow for extra parking or increased space if needed.

Completion of this first of three buildings occurred in March 2017.

Construction Commences on 2nd Building Following Success

With the successful completion of the first building, Opus began construction on the second building in September 2017 to continue meeting accelerating demand across the market. The second building of 56 Commerce Center was flexibly designed to accommodate a variety of tenants. It boasts 32-foot clear height, a front parking lot and a rear truck court with a potential for up to 35 stalls. Additionally, the development’s location offers access to major interstates, including I-35, I-435 and I-49.

The second building was completed in May 2018.
