Opus Addresses Demand for Modern Industrial Real Estate in Eagan, MN

​To address a need for modern industrial space, Opus developed, designed and constructed Dodd Road Business Center in Eagan, Minn.

Located on the corner of Dodd Road and Opperman Drive, the 152,500-square-foot speculative industrial building offers tenants convenient access to major transportation routes including interstates 35E, 494 and 94 and Highway 55. 

Opus purchased the 10-acre site from Thomson Reuters. Opus' relationship with the company has been years in the making, starting when Opus designed and constructed Thompson Reuter's headquarters (then West Publishing) across the street from Dodd Road Business Center. 

Designed to meet the requirements of a variety of tenants, the highly functional industrial facility offers:

  • 180 parking stalls
  • 32-foot clear height ceiling
  • 35 dock doors
  • two drive-in doors
  • 135-foot truck court
  • trailer staging stalls

The exterior of the building is attractive with a brick façade with generous glass line windows. An outdoor patio was constructed on the south side of the building, providing opportunities for employees and visitors to enjoy the outdoors. There are four entrances into the building, which features LED lighting and modern finishes. 

Opus worked closely with neighboring organizations and the City of Eagan to enhance the community by transforming the under-utilized property. Thomson Reuters planted and nurtured pollinator-friendly plants on the site, which Opus preserved by moving and re-establishing. Opus moved a garden on-site for the next-door YMCA. 

Dodd Road Business Center was completed in early 2020.

Tenant Improvement Delivered with “High-Level Service, Expert Knowledge"

On a very short timeline of 14 weeks, Opus delivered a 104,928-square-foot tenant improvement for Safe Fleet, a provider integrated safety solutions for fleets.

Safe Fleet consolidated four locations into this new, upgraded space with additional doc space, greater storage capabilities and office space to grow their workforce.

​The tenant improvement for Safe Fleet was completed in March 2021.
