Warehouse Construction Meets Needs for Industrial Facilities in Cincinnati

With a lack of modern industrial space and a demand for flexible warehouses in the Cincinnati market, The Opus Group leveraged low vacancy rates by bringing two new speculative industrial buildings to Port Union Commerce Park.

Located on 46 acres of land and totaling more than 800,000 square feet, the buildings provide an excellent location for local, regional and national distribution with easy access to I-275 and I-75.

Building 1, at 260,000 square feet, includes:

  • 28-foot clear height,
  • 40-foot by 44-foot structural bays,
  • 25 dock doors and
  • two drive-in doors.

Building 3, at 547,000 square feet, includes:

  • 32-foot clear height,
  • 50-foot by 50-foot structural bays,
  • 60 dock doors and
  • four drive-in doors.

With the ability to accommodate single- or multi-tenant occupancy, both buildings feature 60-foot deep trailer storage in the truck courts, abundant car and trailer parking, as well as ESFR sprinklers and T-5 fluorescent lighting.

Construction on the two buildings began in January 2015 and completed in fall 2015. The buildings, which were developed by Opus Development Company and constructed by Opus Design Build, join two existing buildings at the commerce park—Buildings 2 and 4. All four buildings are owned by Founders Properties, L.L.C.
