Notable: Building Bergari Solutions the Infrastructure to Meet Data Center Demands
Supporting Bergari's data center-adjacent manufacturing operations meant detailed planning for complex equipment, infrastructure and building modifications at Johnny Cake Business Center.
Bergari Solutions designs and manufactures engine exhaust and emissions systems that support power generation applications, a critical component of the infrastructure helping to meet growing data center energy demands. As the company evaluated expansion options beyond their longtime Rosemount, MN, headquarters, our speculative Johnny Cake Business Center in Apple Valley emerged as a strong fit.
When Bergari toured the building, our development team worked closely with the company to understand their operational requirements, future growth plans and specialized manufacturing processes. More so, we helped Bergari envision how our design-build team could transform the building to support those needs, resulting in a signed lease for 78,045 square feet and the extensive tenant improvements that followed.
While the build out included 8,230 square feet of office, engineering, sales and employee support space, the majority of our work focused on preparing the facility to support Bergari’s complex fabrication, assembly and finishing operations.
Many of Bergari's manufacturing systems were sourced from different equipment providers, each with unique electrical, structural and operational requirements. Drawing on our experience delivering advanced manufacturing facilities, we worked closely with Bergari to identify those needs early and coordinate the infrastructure required to support them. By integrating equipment planning into the design and construction process, we helped ensure the facility would be ready for production as equipment arrived.
- We prepared the manufacturing floor for advanced fabrication and assembly operations, including 18 welding stations and specialized cutting, forming and finishing equipment.
- We coordinated electrical infrastructure, compressed air systems and equipment foundations required to support manufacturing equipment sourced from multiple vendors.
- We installed an overhead bridge crane and multiple jib cranes to improve material handling and support the movement of large exhaust and emissions system components throughout production.
- We modified and reinforced the facility to accommodate specialized operational systems, including welding exhaust, dust collection, paint booth and fire protection systems, as well as a new drive-in loading area that enables efficient indoor loading and unloading of finished products.
