At Corsa Apartments, the relationship between residential living and on-site retail is proving to be mutually beneficial. Corsa is our 250-unit amenity-rich multifamily development in St. Louis Park, MN. F45 is a national coach-led functional training studio focused on high-intensity group workouts that combine strength, cardio and mobility in a team-based environment. FS8 is F45’s science-backed, low-intensity Pilates, tone and yoga program. Together, the fitness brands lease approximately 5,000 square feet on Corsa’s street level.

Since F45 and FS8 opened at Corsa in March 2026, 13 residents have become members, demonstrating how the right retail tenant can enhance the resident experience while building a loyal customer base. That connection continues to grow organically, with one F45 coach and several members now living at Corsa.

We designed Corsa to support an active, connected lifestyle with amenities and experiences that extend beyond apartment walls. Integrating complementary retail tenants – such as F45 and FS8 – into the development helps create convenience for residents while contributing to a more vibrant and engaging community environment.

F45 and FS8’s success at Corsa highlights the value of thoughtful tenant selection in mixed-use multifamily developments. In this instance, residents benefit from having a coach-led functional training studio focused on high-intensity group workouts in addition to the existing fitness center within the building, while the studio benefits from built-in visibility and a customer base that values wellness, convenience and community.
