Notable: EFP’s Tenant Improvements Deliver a Custom Solution
After delivering The Confluence, we converted Building A into EFP’s first Arizona manufacturing site.
Casa Grande, AZ, sits between Phoenix and Tucson within what is called the Arizona Innovation and Technology Corridor, a rapidly growing hub of manufacturing and logistics operations in Pinal County with thousands of acres of developable land.
By 2023, companies including LG Energy Solution, Lucid Motors, Kohler Co., Nikola Corp. and Procter & Gamble had opened or announced plans to open major operations in the region. To meet the needs of warehouse and light manufacturing suppliers rushing to the market, in January of that year, we began construction on The Confluence, a 325,235-square-foot two-building speculative development on 21.8 acres.
Building A in The Confluence was 152,200 square feet and included a 32-foot clear height, 33 dock doors, three drive-in doors and skylights to bring in natural light. Recognizing an opportunity to expand their geographic reach, EFP, LLC, a leading protective packaging and cold chain solution provider and a supplier to Kohler Co., signed a full-building lease. They hired us to design and build their office space and make general warehouse improvements, all of which we completed on time and on budget.
A 5,500-square-foot office suite included a reception area, five private offices, a conference room, a quality lab and restrooms. A break room and restrooms for warehouse employees were adjacent to the office suite, and a small shipping and receiving office was located nearer the dock doors.
We upgraded 12 dock positions with new dock levelers, which required modifications to the existing slab and tilt-up panels in the completed shell building.
To support EFP’s equipment washing and process needs, we engineered and installed a comprehensive drainage solution, including trench drains, sloped concrete and a dedicated catch basin to properly capture and manage wastewater.
To accommodate the potential need for a drive-in door to service EFP’s manufacturing equipment, we created a knock-out panel in one of the existing exterior walls, which required cutting through structural steel and rebar and ensuring the integrity of the roof and wall load.
