Changing workplace trends created an unexpected opportunity in The Denver Tech Center (DTC). As office parking demand declined, an underused parking lot became available for redevelopment. We recognized it as a rare opportunity to introduce new Class A apartments into one of metro Denver's most established business districts – a vision that became The Bellwether.
Although the Denver apartment market was contending with an oversupply of new units – more than 2,500 units built from 2018 – 2025 – we saw the DTC as a submarket with enduring demand. Its established employment base, regional accessibility and mix of retail, dining and recreation made it an attractive choice for professionals seeking a convenient, connected lifestyle.
We designed The Bellwether to reflect how today's professionals want to live and work, pairing the convenience of the DTC with a boutique residential experience Thoughtfully curated amenities, original artwork and indoor and outdoor gathering spaces that make it feel warm, welcoming and distinctly different from a typical Class A apartment community.
Five months after opening, the market is validating our approach. The Bellwether is 55% leased, averaging approximately 25 new leases each month since opening – an unmatched leasing velocity in a market where many new communities continue competing for residents. The Bellwether shows that even in a competitive market, success comes from understanding what makes one location advantaged from another – and designing a community that makes the most of those strengths.
