College City Beverage

The new facility featured:

• 46,000 square feet of office space to support approximately 100 employees
• a 60,000-square-foot controlled-environment warehouse, including a draught cooler and receiving area
• a truck drive-thru allowing for indoor side loading of distribution trucks
• a truck wash and maintenance bays

Within five years, rapid growth in SKUs, including the addition of non-alcoholic and craft beer offerings, quickly outpaced the building’s original capacity. Demand was so strong that the truck drive-thru was converted into additional product storage.

In 2016, College City Beverage again partnered with HDA and our team to maximize the 20-acre site, expand warehouse capacity and improve operational efficiency. This phase of work included:

• constructing a 75,000-square-foot controlled-environment warehouse addition
• building a 5,000-square-foot craft beer cooler with insulated metal panels, overhead access doors and independent refrigeration
• adding five new dock doors
• restoring the original truck drive-thru to full drive-thru functionality

Our work, completed on time and under budget, also included repainting the entire exterior of the original facility and adding an employee walking trail around the on-site retention pond.
