Motion Industries at Golden Triangle Corporate Center

The existing shell included a 28-foot clear height and 19 dock doors and was otherwise unfinished. Our improvements included adding a number of key features, such as:

• 19,800 square feet of manufacturing space, including a 8,500-square-foot clean, small parts manufacturing room
• 50,000 square feet of warehouse space
• a 29,000-square-foot office, including a 2,600-square-foot glass front training classroom; a 1,700-square-foot glass front demonstration room; and a 3,300-square-foot research and development space
• a large breakroom with an outdoor patio
• a new main corner entry and lobby with full-height exterior windows

Motion Industries reserved 32,000 square feet of the building for future growth. We installed two single-user restrooms and dock equipment to enable them to sublease the space until they need it.
