Opus Delivering Desirable Metropolitan-Style Living in Downers Grove

The Village of Downers Grove, a growing suburb 25 miles west of Chicago, has a vibrant, pedestrian-friendly downtown. People are drawn to the variety of independent shops, restaurants and attractive green spaces. A seven-story, 167-unit apartment building will support the lively downtown.

Opus developed, designed and built a desirable metropolitan-style living community with convenient access to retailers, parks and the Metra rail station. The alcoves and one, two and three-bedroom apartments feature luxury finishes, such as vinyl-plank flooring, accent-color cabinets, solid surface countertops and stainless steel appliances.

Residents have access to wellness and lifestyle amenities including:

  • clubroom with a demonstration kitchen, gaming areas and beautiful, three-sided view of downtown

To manage downtown parking requirements, the project has two levels of covered, above-grade parking with 319 spaces, including 20 motorcycle spaces and 71 dedicated spaces for a neighboring church that previously used a surface parking lot on the site.

Opus plans to pursue both Fitwel certification and National Green Building Standard certification for the project.

Opus has a long history of development in Downers Grove, completing 15 projects over the past 40 years, including the Highland Landmark Office Park, which attracted Ford Motor Company, J. D. Edwards, Kodak, Metropolitan Life, Microsoft, New York Life, R.R. Donnelley, DeVry Inc. and Dover Corporation.

The project was a joint venture between Opus and Principal Real Estate Investors. Greystar is the property manager.

The apartments welcomed residents in May 2023.
