Opus Supports Growing Demand Near Kansas City with Multitenant Industrial Building

With accelerating demand for industrial real estate in the Kansas City area, Opus developed, designed and constructed Heartland Meadows Commerce Center, a 181,318-square-foot speculative, multitenant industrial building in the Heartland Meadows Industrial Park in Liberty, Mo.

Liberty is considered a prime location for manufacturing, warehouse, distribution and other light industrial operations, given the area’s robust workforce and strong labor statistics.

Heartland Meadows Business Park is an established business park approximately 20 miles northeast of Kansas City and a 15-minute drive from the KCI Airport. It has excellent visibility and easy access to I-35 and U.S. Hwy 69. This project is the first speculative construction project in over a decade.

Heartland Meadows Commerce Center can accommodate up to eight tenants and features 32-foot clear height, which is unique in the Liberty area. The warehouse is well-lit with elevated clerestory windows for natural daylighting, as well as energy-efficient LED lighting throughout for consistent illumination. The building also includes:  

  • up to 43 dock positions
  • 2 drive-in doors
  • trailer parking
  • 220 parking stalls

Tenant entrances to the parking lot are positioned on Heartland Drive, the primary thoroughfare in Heartland Meadows. Four double entrances can accommodate up to eight tenants. For curb appeal and to distinguish tenant businesses, each entrance is accentuated with a wide architectural design element consisting of a contrasting color palette and a projecting canopy. The canopies are detailed with high-quality composite panels and illuminated soffits. There is a wall area above each canopy with ample space for business signage and logos for tenants.

The industrial building was completed in August 2021.
