Build-to-Suit Proves Successful Under Project Timeline Pressure

Faced with an aggressive timeline from Nissan North America, Inc., Opus Design Build, L.L.C. began construction on a new build-to-suit distribution facility for the company in April 2009 and completed construction ahead of schedule in March 2010.

Opus’ years of expertise in construction project management allowed them to address potential issues and continue on schedule. Throughout construction, Opus worked closely with NNA to adjust priorities and make critical areas available when needed to ensure installations were completed on time.

With more than 717,000 square feet of warehouse space and 20,000 square feet of office space, the facility was designed to meet Nissan North America, Inc.’s specific needs, including:

  • 32-foot clear height in all storage bays,
  • 93 truck dock doors and three drive-in doors,
  • 275 onsite trailer storage spaces and
  • controlled site access with fencing and a guard booth.
The exterior includes site-cast concrete tilt-wall panels with a single-ply, mechanically fastened, white thermal plastic membrane roof system with R-15 insulation. The interior warehouse area lights are T-5 high output fluorescent light fixtures with motion sensors and photoelectric controls.

The facility also features four-sided dock door access, maximizing flexibility for shipping and receiving products.
