Opus Bolsters Industrial Capacity in North Aurora with Additional Spec Development

​Opus has brought another spec-industrial development to North Aurora, Ill. The 452,153-square-foot industrial warehouse is located at 1100 Orchard Gateway Blvd, immediately adjacent to the recently completed I-88 Gateway Logistics Center.

Designed to meet growing demand for distribution and light manufacturing space in suburban Chicago, the new warehouse is located in the desirable I-88 submarket. It is a high density area that lacks large blocks of industrial space, making this type of development unique. With immediate access to I-88 and highway visibility, the new Opus development can accommodate up to two tenants seeking to occupy 200,000 square feet of space or more.

Situated on a 25-acre parcel of land, the industrial building features:

  • 48 docks with room to expand up to 88 docks;
  • four drive-in doors;
  • 79 trailer parking spaces;
  • 263 car parking stalls and

The building was completed in August 2016. Ownership is a joint venture between Opus Development Company, L.L.C., and AEW on behalf of the latter’s institutional separate account clients.
