Opus Client Direct Services Bringing Upscale Urban Living to Downtown Boise, Idaho

​After plans with another contractor fell through, River Caddis Development turned to Opus' Client Direct Services group to do the project architecture, interior design and design-build construction on an upscale, high-quality apartment building in the fast-growing community of Boise, Idaho. Construction is complete on this eight-story, mixed-use, multifamily development featuring 173 market-rate apartments with covered interior parking.

In the heart of downtown Boise, encompassing most of the block between South 2nd and South 3rd streets and West Myrtle and Broad Streets, the development is in a prime urban location with pristine mountain views. Residents will enjoy living within walking distance of entertainment, a wide variety of restaurants, museums, retail outlets, the beautiful Julia Davis Park and rose garden and the Boise River. 

Apartment units and covered parking encompass 285,000 square feet of the building, positioned over 3,000 square feet of retail space at ground level. A mix of apartment layouts – one bedroom, two bedroom and micro-studio – will appeal to a variety of tenants.

In addition to retail space, the first floor includes a café with outdoor seating. The second, third and fourth floors feature 400 covered parking spaces for resident and public use, as well as storage for 192 bicycles. The fifth floor features resident amenities, including apartment units, a fitness center and a courtyard amenity deck with a pool and expansive mountain views. The majority of apartment residences are on the sixth, seventh and eighth floors. 

In addition to completing the project architecture and constructing the building, Opus designed the interior spaces. 

This is Opus' second project with the developer, River Caddis. River Caddis and Standard Capital are co-owners and co-developers of the building.

The project was completed in July 2021.
