Andersen – Goodyear Wins NAIOP AZ Award

9/3/2020

Andersen Windows Manufacturing – Goodyear has been named NAIOP Arizona's Industrial Tenant Improvement of the Year!

Completed in December, this facility is located in Goodyear Crossing Industrial Park. It's a 540,350-square-foot facility with 32 dock doors on the east side, to avoid the worst of the Arizona sun, and six on the southwest corner for access to the future rail line, which will run along the south side of the building, nestling up to the building in the southwest corner. The building will be served with two rail spurs, which drew the company to the site. This cross-docked facility also features:

  • two-story glass front entry
  • four silos to store material brought in by rail
  • 20,000 square feet of office space with a mezzanine
  • dust collection system to recycle material
  • 37-foot, 6-inch clear height
  • ESFR sprinkler system
  • heating and cooling system throughout the manufacturing area

With demand increasing for their 100 series products in the western U.S., Andersen Corporation, a premier window and door manufacturer, purchased our remaining land at Goodyear Crossing for a build-to-suit manufacturing facility.

This is a project of firsts: Andersen's first branded facility in Arizona, their first build-to-suit in their 100-year history and their first building to facilitate the entire manufacturing process (assembly, storage and distribution) from start to finish. It was also our first with Andersen, a relationship that continued with their Renewal by Andersen Value-Add Center in Cottage Grove, Minn.

In this facility, Andersen will manufacture Andersen® 100 Series products, one of their most popular product lines and a key driver of the unprecedented growth in recent years. The products will use a formulation of Andersen's proprietary Fibrex® material. Fibrex is a high-quality, long-lasting engineered composite containing a blend of wood fiber, mostly reclaimed from Andersen manufacturing processes, and thermoplastic polymer, offering durability and energy efficiency.

Our full team – development, design, engineering and construction project management – collaborated to deliver this manufacturing facility for Andersen.
