The Opus Group (Opus) announced today the completion and leasing of the first building at Corporate Woods Industrial Park in Ankeny, Iowa. Columbus, Ohio-based Power Distributors will lease nearly 70 percent of the 208,000-square-foot speculative industrial warehouse.
“The completion and leasing of this facility emphasizes the demand for industrial space that Opus is continuing to meet in the Des Moines market,” said Jason Conway, director, real estate development, Opus Development Company, L.L.C. “Our building at Corporate Woods provided Power Distributors the space and location that they needed, and we collaborated with the company to tailor the facility for its specific operations and to open its doors as quickly as possible.”
“The decision to locate this flagship facility in Ankeny was based upon many variables including an unpreceded next day shipping footprint via small parcel and outstanding support from the State of Iowa, city of Ankeny and the Des Moines Area Community College (DMACC),” stated Rob Smith, vice president of distribution and logistics, Power Distributors, L.L.C. “In addition, Opus was instrumental in helping us design the facility with the required features necessary to create a high velocity distribution center.”
Designed to handle today’s demands and tomorrow’s growth the 145,000-square-foot facility will be used by Power Distributors as a velocity distribution center to house and distribute parts and products to customers across the Midwest. Representing many of the outdoor power equipment industry’s biggest and best known brands, Power Distributors supplies more than 25,000 independent lawn and garden dealers; rental, industrial, hardware and retail accounts nationwide from nine state-of-the-art distribution centers; and multiple customer contact centers and administrative facilities strategically located throughout the United States.
Situated on 52 acres of land, immediately adjacent to Interstate 35 and just one mile north of Interstate 80, Corporate Woods Industrial Park can accommodate up to three buildings for a total of 600,000 square feet of industrial space. The building’s location also provides a desirable site for distribution with its quick access to the national highway system. Opus’ ability to meet Power Distributors’ timeline of having the facility open and operational was crucial to the leasing of the space.
Building construction began in May 2015 and was completed in February 2016. The facility boasts 32-foot clear heights, ESFR sprinkler systems and up to 50 dock doors and 114 parking spaces.
Opus’ recent portfolio of work includes nearly 6.8 million square feet of industrial developments currently under construction or completed in the past 24 months across the United States, including the nearby Gateway Industrial Center in Grimes, Iowa.
Corporate Woods is owned by a joint venture partnership between Opus Development Company, L.L.C. and Founders Properties, L.L.C. Opus Development Company, L.L.C. was the developer, Opus Design Build, L.L.C. was the design-builder and Opus AE Group, L.L.C. was the architect and engineer of record.
