The Opus Group® Begins Construction on Two Additional Buildings at Liberty Heartland Logistics Center

10/11/2022
The Opus Group® (Opus) today announced the start of construction on two buildings in the Liberty Heartland Logistics Center. The two-building project is a joint venture between Opus and Washington Capital Management, Inc. (Washington Capital) on behalf of one of its institutional clients.

The speculative buildings will be 572,000-square-feet and 240,000-square-feet, both of which can be customized for prospective tenants' needs including light manufacturing, e-commerce or logistics.

The 572,000-square-foot cross-docked building located at 1401 Shepherd Road is on 46.73 acres and will feature 36-foot clear height, four drive-in doors, 76 dock doors (expandable to 110), 152 stalls for trailer parking (expandable to 246) and 547 vehicle parking stalls.

The 240,000-square-foot rear-load building located at 1501 Shepherd Road is on 19.4 acres and will feature 32-foot clear height, two drive-in doors, 32 dock doors (expandable to 54), 67 stalls for trailer parking and 259 vehicle parking stalls (expandable to 434).

“We have had strong interest in Liberty Heartland Logistics Center since we announced the development a year ago," said Mike Stromberg, senior manager of real estate development at Opus. “Tenants in these new buildings will benefit from the central location, premier access to north-south and east-west transportation corridors, as well as a sizeable workforce in the area."

“We are excited to be partnering with Opus on this phase of the development, bringing two more buildings to Liberty Heartland Logistics Center and helping to meet the strong demand for industrial real estate in the Kansas City market," said Pat Malley, chief investment officer for Washington Capital. “This project will provide union jobs and important benefits to the skilled tradespeople of the Kansas City building trades and is another example of our success investing our clients' pension funds into union-built projects."

The buildings will be available for occupancy in summer 2023.

Opus is the developer, design-builder, architect and structural engineer of record. Michael VanBuskirk, Mark Long, John Hassler and Scott Bluhm of Newmark Zimmer are marketing the buildings for lease.
