We’ve broken ground 59Bell Technology Park, a unique speculative industrial development designed specifically for companies within the semiconductor and advanced technology supply chain.

PHOENIX, April 14, 2026 – Opus today announced that it has broken ground on 59Bell Technology Park, a 57,520-square foot Class A speculative industrial development in Glendale, Arizona.

Designed to serve companies within the semiconductor and advanced technology supply chain, the building will offer a three-phase 3,000-amp electrical service – a power capacity more commonly found in much larger facilities. This high-output, smaller-footprint design gives users, particularly manufacturing and high-power industrial users, access to critical infrastructure without the cost and complexity of a large-scale building. While the building can accommodate up to four users, it also offers the opportunity for a single tenant to occupy and control the entire facility.

Located just south of Deer Valley’s industrial corridor, 59Bell Technology Park is in close proximity to Taiwan Semiconductor Manufacturing Company, Amkor and the growing network of suppliers and related users supporting the companies. The area also provides access to a large skilled workforce, making it an attractive location for technology and manufacturing users.

“We’re seeing increasing demand from semiconductor and advanced manufacturing users who need significant power but don’t need a large footprint,” said Mike George, senior manager of real estate development with Opus. “This project reflects a more specialized industrial product that’s designed around infrastructure and power capacity rather than just square footage.”

Added James Cohn, senior vice president with CBRE, who is marketing the development, “A lot of users today are trying to balance power requirements, location and building size,” Cohn said. “Facilities that can deliver high power in a smaller, single-tenant environment are very appealing because they give companies efficiency, security and room to scale their operations.”

59Bell Technology Park is located on 5.61 acres at 16305 N 56th Ave. in Glendale and provides easy access to Loop 101, Interstate 17 and the Deer Valley Airport. The building will offer a 20-foot clear height; a 1,200-square-foot speculative office space; four dock doors with full dock leveler equipment packages; eight 14’ x 16’ oversized drive-in dock doors; 77 vehicle parking stalls; and a secure truck court.

Opus is the developer and design-builder for the project, and Deutsch Architecture Group is the architect of record. Completion is expected before the end of 2026.
