News Release: Opus’ Liberty Heartland Logistics Center Achieves Full Lease Up with Commitments from Wagner Logistics & Dakota Bodies

LIBERTY, Mo., September 29, 2026 – Opus today announced that Liberty Heartland Logistics Center in Liberty, Missouri, is fully stabilized. Liberty Heartland Logistics Center is a 1,659,570-square-foot three-building industrial park Opus developed and built on 165.57 acres 20 miles outside of Kansas City, Missouri.

Recent leasing activity at the development includes commitments from Wagner Logistics, a leading third-party logistics provider, for 317,000 square feet in Building B, which is located at 1401 Shepherd Road, as well as Dakota Bodies, a custom utility and service truck manufacturer, for 173,000 square feet in Building C, which is located at 1501 Shepherd Road.

Wagner Logistics selected Liberty Heartland Logistics Center to better serve a key customer while expanding their regional operations.

Dakota Bodies' new facility allows the company to expand while remaining in Liberty, preserving their existing workforce and strengthening their long-term presence in the community.

Liberty Heartland Logistics Center was developed in two phases. The first phase included an 847,475-square-foot build-to-suit distribution center for Hallmark, which began operations in the facility in March 2023. The second phase added two speculative buildings totaling approximately 812,000 square feet. TAB USA, an international manufacturer of industrial batteries, began leasing 66,700 square feet in Building C in April 2024, followed by Animal Health International, a global distributor of animal health products, which began leasing 255,000 square feet in Building B in April 2025. Wagner Logistics and Dakota Bodies have since leased the remaining available space, bringing the development to full occupancy.

The greater Kansas City area continues to attract logistics, manufacturing and distribution investment due to its central location, multimodal transportation network and growing workforce. Liberty Heartland Logistics Center was designed to meet that demand with modern industrial space in one of the region's strongest submarkets.

Liberty Heartland Logistics Center is a joint venture between Opus and Washington Capital Management, Inc. Opus was the developer, design-builder, architect and structural engineer of record on the shell buildings and handled the tenant improvement construction for TAB USA, Animal Health and Dakota Bodies.
