News Release: Positive Tenant Activity Taking Place at Opus’ Deer Valley 30 Development in Phoenix

PHOENIX, May 8, 2025 – Opus today announced that it has finalized leases with two tenants at Deer Valley 30, its three-building 356,000-square-foot speculative industrial development located at 1300 West Alameda Road in north Phoenix.

“The Taiwan Semiconductor Manufacturing facility really put north Phoenix on the map. Coupled with Arizona’s CHIPS Act, the submarket has experienced strong and steady industrial growth over the last five years,” said Matt Visnansky, vice president and general manager of real estate development with Opus. “Deer Valley 30 is our latest development in this submarket, and we’re extremely encouraged by the interest we’ve had in it to date.”

According to Visnansky, a global shipping and logistics provider moved into 52,000 square feet in the first building of the development in January 2025. Air2O, a global leader in advanced thermal management solutions, has signed a lease for all 184,000 square feet of the second building, with move-in likely to occur in October 2025. Opus is currently in talks with a full-building user for the full 66,000 square feet in building three.

“Deer Valley 30 uniquely offers each user their own secure truck court,” added Visnansky. “This has proven to be a significant competitive advantage.”

The remaining 54,000-square-foot vacancy in Deer Valley 30’s first building includes a 32-foot clear height, 13 dock doors and 54 vehicle parking spaces. The development is located near the Phoenix Deer Valley Airport and provides easy access to Interstate 17 and the 101 and 303 loops.

Opus was the developer, design-builder and architect of record on the project, which was completed in March of 2024. Chris McClurg, Ken McQueen, Blake Peters and Jack Sims with Lee & Associates are marketing the remaining available space.
