Notable: TurbinePROs Tenant Improvements Optimize Operations

TurbinePROs signed a lease before we broke ground on a new speculative development, which allowed us to efficiently build out highly customized tenant improvements and features for them.

When TurbinePROs, a leading North American field services provider for rotating equipment at power generation and process plants, started looking for build-to-suit sites, their broker showed them our Dayton Parkway Business Center property, advantageously located in Dayton, MN. We already had initial drawings, had received the necessary building approvals and permits and were shovel ready for our 131,578-square-foot development, providing TurbinePROs the prospect of securing a highly desirable location, heavily influencing the design and construction of the space and moving into the facility in under a year.

Seeing the value in the opportunity, TurbinePROs signed a lease for 87,597 square feet and quickly engaged our team to design a high-functioning facility that would suit the company well into the future. Here are the most notable tenant improvements we delivered to TurbinePROs.

  • To improve operational efficiency and overall work conditions, we provided a pair of drive-thru dock doors that accommodate forward-facing indoor loading and unloading of two semi-trucks simultaneously. This feature reduces the amount of time a truck is at the facility rather than in the field and eliminates working outside during the winter months. It also required that we install trench floor drains with inflammable waste traps to capture rain or snow melt and a vehicle exhaust system to maintain indoor air quality for employees and drivers.

  • We increased the strength of the concrete in three warehouse bays to support a large fork truck used for loading and unloading shipping containers on and off the trucks.

  • The majority of their space – 75,597 square feet – is used to store the equipment their technicians use in the field. Within the warehouse, which is triple the size of the company’s previous facility, we built out 2,000 square feet to include a maintenance shop, a compressor room and a bathroom. Both the maintenance shop and compressor room have overhead doors to allow forklifts to easily move equipment. An additional bathroom is located near one of the drive-thru doors.

  • As TurbinePROs’ U.S. headquarters, they also have a 12,000-square-foot office space, including a welcoming lobby, a breakroom with a full kitchen, a game room, an employee locker room with an attached private shower, a board room, an executive office and additional meeting rooms, private offices and collaboration spaces. The executive office has a private bathroom and wet bar; along with the board room, it has a supplemental HVAC system for added occupant comfort. Throughout the 12,000 square feet are upgraded cabinet finishes and carpeting, solid surface countertops, decorative acoustical panels and wood wallcoverings, TV monitors, undercounter refrigerators and accent lighting.
