Iowa Industrial Development Provides Ideal Location For Distribution
With a long history in Iowa, local Opus team members recognized a growing demand for speculative industrial space in the greater Des Moines, Iowa, area. Citing vacancy rates as low as 2% and a shortage of new supply, Opus master planned Corporate Woods Industrial Park in response to market conditions.
Located on 50 acres in Ankeny, Iowa, the industrial center can accommodate up to three buildings totaling 600,000 square feet. Just one exit north of the Interstate 35 and Interstate 80 interchange, the site provides quick access to the national highway system, making it a desirable location for local, regional or national distribution.
Construction of First Building
Construction on the first speculative building began in May 2015 and was completed in February 2016. The first phase of the master plan offers:
- 208,158 square feet,
- 32-foot clear height,
- ESFR sprinkler systems,
- LED lighting,
- up to 50 dock doors and
- 115 parking spaces with room for expansion.
The building also features a flexible design that can accommodate single- or multi-tenant occupancy for a variety of future users.
Phase II: Building on Success of the First Building
Following the success of building one, Opus began construction on a second speculative building in the summer of 2017. The building will provide flexible space for diverse users and will have 32-foot clear height, outside storage and trailer parking or additional auto storage.
The second building is slated for completion in May 2018.
Corporate Woods Industrial Park is owned by a joint venture partnership between Opus Development Company and Founders Properties, L.L.C.
