Opus & McKinney Develop Luxury Student Living at KU

​With limited student living options near the University of Kansas, Opus leveraged its student living expertise by developing, designing and building a highly-amenitized, luxury building near the campus in Lawrence, Kansas. 

The three-story building features 330 beds, 8,200 square feet of ground level retail space and high-quality amenities including:  

  • pool, fire pits, gas grills and a large fitness area outside
  • a club room and game room
  • private and group study rooms
  • a dedicated podcasting booth.
The first development in Lawrence to use the new Smart Code in the city's zoning code, the development incorporates public use space – a bike oasis on the southern end of the property that connects to trails that run straight to campus. An adjacent bus stop was improved as part of the development of this site. 

This development, which is a joint venture partnership with The McKinney Fund, is Opus' first student development in Kansas and will serve as a catalyst for further redevelopment of the 23rd Street Commercial Corridor. Construction was completed in August 2020 in time for the fall 2020 academic semester.
