CANAL WINCHESTER, Ohio, July 21, 2026 – Opus today announced that construction has begun on Canal Crossing Commerce Center, an 898,500-square-foot three building speculative industrial development on 72 acres near the US 33/Gender Road interchange in Canal Winchester, Ohio.

Canal Crossing Commerce Center is optimally located three miles from I-270, five miles from Rickenbacker International Airport and 10 miles from downtown Columbus. The project is expected to create more than 400 jobs and is well positioned to benefit from the region's robust, skilled labor pool. As part of the project, Opus is investing more than $4 million in public infrastructure improvements, including allocating nine acres to the Ohio Department of Transportation for the future US 33/Bixby Road interchange, widening Bixby Road and making additional traffic and roadway improvements that will support long-term growth in the area.

"Canal Winchester has quickly emerged as one of Central Ohio's most attractive industrial markets," said Alex Vulic, vice president of real estate development with Opus. "Its proximity to major transportation infrastructure, growing labor force and strong population growth continue to attract occupiers to the area. We believe Canal Crossing Commerce Center is well positioned to meet demand from companies seeking modern industrial space in a highly accessible location."

Vulic added that Canal Crossing Commerce Center reflects Opus' continued confidence in the Canal Winchester market. In 2020, the company delivered Winchester Logistics Park, a fully leased, 814,000-square-foot speculative industrial development one mile to the southeast.

Lucas Haire, Canal Winchester’s development director, added, "We've seen sustained interest from industrial users seeking locations along the US 33 corridor near Rickenbacker and the greater Columbus market. The scale of this development, combined with Opus' investment in infrastructure improvements, will help support continued economic growth and job creation in Canal Winchester."

All three Canal Crossing buildings are designed for flexibility to accommodate a single user or multiple tenants. Building A is a 398,600-square-foot cross-docked building with a 36-foot clear height and includes 107 dock doors, 262 vehicle parking spaces and 114 trailer parking stalls. Building B is 297,975 square feet with a 32-foot clear height and includes 59 dock doors and 305 vehicle parking spaces. At 201,925 square feet with a 32-foot clear height, Building C includes 45 dock doors and 247 vehicle parking spaces. All three buildings have four drive-in doors and multiple speculative office spaces.

Opus is the developer and design-builder on the project and is working with Red Architecture, the architect of record, and Kimley-Horn, the civil engineer of record. Jonathan Schuen and Michael Linder of Colliers are marketing the buildings for lease. The buildings will be ready for customers in June 2027.
