Opus Converting Iconic Single-tenant Office on Minneapolis’ Dynamic I-394 Corridor to Serve Multiple Tenants

Opus is converting an iconic, single-tenant office building on the western edge of Minneapolis on Interstate 394 into a modern, multitenant office building with first-rate amenities. 

Located in close proximity to downtown Minneapolis, the mid-century, nine-story, 313,057-square-foot office building has served several previous owners and tenants, including Prudential Insurance and Target Corporation.  

In this value-add project, Opus is making numerous key capital improvements to the building, including a new cafeteria offering tenants' employees and their guests options with both indoor and outdoor dining spaces. A rooftop amenities deck and clubroom will feature comfortable seating areas, a conference room, a bar and an entertainment area with games and a pool table. Additional daylighting will be added throughout the building, accentuating the building's unobstructed views of downtown Minneapolis. 

The building is one of very few multitenant office buildings in this niche, dynamic area of the Interstate 394 corridor. Approximately 240,000-square-feet remain available for lease. The total number of tenants will be determined based upon prospective tenants' requirements for square footage. 

The capital improvements are slated for completion in April 2019.
