Opus Converting Iconic Single-tenant Office on Minneapolis’ Dynamic I-394 Corridor to Serve Multiple Tenants

Recognizing a need for office space for smaller tenants, Opus converted an iconic, single-tenant office building on the western edge of Minneapolis on I-394 into a modern, multitenant office building with first-rate amenities. 

Located in close proximity to downtown Minneapolis, the mid-century, nine-story, 308,681-square-foot office building has served several previous owners and tenants, including Prudential Insurance and Target Corporation.  

In this value-add project, Opus made numerous key capital improvements to the building, including a new cafeteria with indoor and outdoor dining spaces, a rooftop deck and clubroom and bike lounge and storage. Additional daylighting was added throughout the building, accentuating the building's unobstructed views of downtown Minneapolis. Situated on Brownie Lake, the site has access to the Minneapolis Chain of Lakes and local bike and walking trails while offering quick access to the West End and downtown Minneapolis.

The building is one of very few multitenant office buildings on the dynamic I-394 corridor. Currently, there are three signed tenants with room for one more.  

The capital improvements were completed in July 2019.
