Opus to Deliver Large Speculative Warehouse to Meet Growing Demand in Phoenix Market

With tremendous demand from a variety of industrial facility users in the Phoenix area, Opus developed, designed and constructed a 450,619-square-foot speculative industrial building in Goodyear, Arizona.

Just 20 miles west of Phoenix, the 29.2-acre property is adjacent to the Phoenix Goodyear Airport with excellent access to I-10. The site, which is rail served by Union Pacific Railroad, is the largest site with rail access east of Loop 303 in Goodyear. It's a designated Opportunity Zone and Military Re-Use Zone, offering tax benefits and the opportunity to become a Foreign Trade Zone.

The building was designed for maximum flexibility and is suitable for a variety of light industrial users. Ideally configured to accommodate one to two tenants, it features:

  • 255 vehicle parking spaces (expandable on the south side for a total of 410 spaces)
  • 73 north-south oriented dock doors (optimal direction with the intense Arizona summer sun)
  • 190-foot truck courts
  • 4 grade-level doors
  • 83 trailer stalls (expandable)
  • 60-foot speed bays
  • 36-foot clear height
  • 2% skylights
  • 7-inch slab-on-grade
  • 3,000 amps of power
  • fully-secured perimeter with 60 mil roof

The building was completed and ready for occupancy in September 2020.
