News Release: Opus’ Arcadia Development Secures Major Tenants Ahead of Completion

Global leaders UBS Financial Services Inc. and CBRE have committed to Arcadia, underscoring the quality and appeal of the Class A office development, which is now 71% preleased more than six months ahead of completion.

EDINA, Minn., July 23, 2026 – Opus today announced that Arcadia, a 118,000-square-foot Class A office building currently under construction at 5115 Eden Avenue in Edina, Minnesota, is now 71% preleased. Opus broke ground on the six-story, multi-tenant office building in September 2025. Completion is scheduled for December 2026.

Recent leasing activity includes commitments from several prominent organizations. UBS Financial Services Inc., a leading global wealth management and investment banking firm, has leased the entire fifth floor, totaling 29,126 rentable square feet. CBRE, the world’s largest commercial real estate services and investment firm, has signed a lease for 15,746 square feet on the third floor. Opus and Opus-affiliated companies will occupy 38,386 square feet, with Opus taking the entire top floor and the affiliated companies occupying a portion of the fourth floor.

Located in Edina’s Grandview District on the former Eden 100 site, Arcadia is designed to provide a modern workplace experience with an extensive amenity package. The glass-façade building will feature a dramatic lobby with a fireplace, collaborative gathering spaces, conference rooms and a large employee training room. Additional amenities include a private tenant clubroom, a fitness center with locker rooms and showers and a landscaped outdoor terrace with fire pits, gathering areas and grilling stations. At ground level, extensive landscaping and eight-foot-wide sidewalks will create a welcoming, pedestrian-friendly environment that enhances connectivity within the district.

Opus is serving as both developer and design-builder for the project. ESG Architecture & Design is the architect of record. Leasing is being led by Joe Conzemius, Larissa Bodine, Ann Rinde and Elle Westphal of CBRE. UBS was represented in lease negotiations by Tom Tracy and John McKenna of Cushman & Wakefield, while CBRE was represented by John Ferlita and John Lorence of CBRE.
