News Release: EFP Leases Second Building in The Confluence; Opus’ Speculative Industrial Development Now Fully Leased

With a newly signed lease, EFP, LLC will occupy both buildings in The Confluence in Casa Grande, AZ, by early 2026.

PHOENIX, September 9, 2025 — Opus today announced that EFP, LLC has signed a lease for the second of two buildings at The Confluence in Casa Grande, Arizona. The Confluence, located at 1341 and 1371 South Sunland Gin Road, is Opus’ first industrial development in Pinal County and among the first speculative industrial developments in Casa Grande since 2012. The lease marks EFP’s further expansion in the Phoenix market as the company already leases the development’s first building.

“Casa Grande’s favorable geographic location and pro-business regulatory environment gave us confidence that Casa Grande was poised to emerge as a manufacturing and logistics hub and that the submarket was ready for a large speculative project specifically positioned to capture the demand of suppliers serving major manufacturers such as TSMC in Phoenix and Intel in Chandler,” said Jamie Gerber, senior manager of real estate development with Opus. “This lease reflects our commitment to anticipating market needs and delivering high-quality industrial space in strategic growth corridors.”

EFP’s initial lease at The Confluence enabled the manufacturer of protective packaging and cold chain solutions to enter the Southwest market area and better serve their local customers, including Kohler Co., which recently opened a new manufacturing facility in Casa Grande. The second lease will allow EFP to further expand its foam molding and distribution capabilities throughout the Southwest and Mexico.

The Confluence is a 21-acre, two-building speculative industrial development near the confluence of I-10 and I-8 and adjacent to the Union Pacific Railroad line. Building A is 152,200 square feet, can accommodate 39 dock doors and has a 32-foot clear height. Building B is 173,035 square feet, can accommodate 42 dock doors and has a 32-foot clear height. The development has 141 vehicle parking stalls and 37 truck stalls. The buildings benefit from a shared interior truck court. EFP expects to take occupancy of Building B in early 2026.

Opus was the developer, design-builder, and architect and structural engineer of record on the project, which was completed in late 2023.
