Opus Bringing Modern, Sustainably Designed Industrial Space to Chicago Suburb

Leveraging a rare infill opportunity near Chicago, Opus is developing, designing and constructing a two-building, speculative industrial development in Alsip, Ill.

Alsip Park 294 offers 360,000 total square feet of sustainably designed space well suited for warehouse, logistics and manufacturing users. The development, a joint venture between Opus and Principal Asset Management, will support the local economy through new jobs and an expanded tax base.

Alsip Park 294 is located on 22 acres near the northwest corner of I-294 and 127th Street. The location offers:

  • immediate access to a full interchange at I-294
  • clear visibility from the interstate
  • a nine-mile trip to the UPS package sorting hub in Hodgkins and Midway Airport
  • a 33-mile trip from O'Hare International Airport
  • Cicero Avenue commercial corridor a few blocks away with hotels, restaurants and retail shopping
 
The two buildings have been designed to meet Green Globe certification with numerous sustainable features, including

  • Clerestory windows, storefront glazing and punched windows at entrances reduce artificial lighting requirements.
  • LED interior and exterior lighting and motion-activated lighting bay lighting manage electricity use.
  • Exterior lighting systems minimize glare and light trespass, reducing light pollution.
  • For increased energy efficiency, roof insulation will maintain R value over its lifetime and ballasted roof systems reduce heat-island effect.
  • Drought-tolerant landscaping reduces water usage and stormwater collection, and processing systems optimize the control and quality of runoff water.
  • All stone, precast walls, concrete and asphalt will be locally sourced.

  • 18 dock doors (expandable to 34)

  • 169 auto parking stalls

  • 169,064 square feet
  • 32-foot clear height
  • 18 dock doors (expandable to 33)
  • 138 auto parking stalls
 
The buildings are slated for completion in August 2024.
