Opus Developing Spec Industrial to Serve Booming Northwest Twin Cities Submarket

To meet increasing demand for commercial tenant properties in the northwest submarket of Minneapolis, Opus, in cooperation with Inland Development Partners, developed, designed and constructed a 204,120-square-foot, state-of-the-art speculative industrial building in Maple Grove.

Situated on 13 acres, Arbor Lakes Corporate Center has easy access to three major transportation arteries—I-494, I-694 and Highway 610. On the northeast corner of Zachary Lane and 85th Avenue, the highly-visible industrial and business center is just minutes from The Shoppes at Arbor Lakes, an entertainment and shopping destination with one-of-a-kind boutiques, rich landscaping, fine restaurants and casual eateries.

Arbor Lakes Corporate Center is designed to attract diverse tenants who desire prime office, lab or tech space in the heart of amenity-rich Maple Grove. The building's exterior is architectural precast with enhanced glass lines. It features modern industrial specifications to meet various tenant requirements, including:

  • 28-foot clear height
  • 32 docks
  • two drive-in doors
  • 360 vehicle parking stalls
  • 30 trailer parking stalls (expandable)

The site was formerly the Hilger Transfer Station and underwent environmental remediation to fully remove all landfill and potential pollutants.
