The development includes a build-to-suit and speculative industrial buildings. The build-to-suit for Simply Good Foods totals 862,000 square feet and was completed in September 2021. (Read about this phase here.)

Building A features:

• 802,907 square feet
• 40-foot clear height
• 184 dock positions
• 208 trailer stalls
• 460 parking stalls

Building B features:

• 299,135 square feet
• 32-foot clear height
• 68 dock positions
• 89 trailer stalls
• 216 parking stalls

Speculative office space was integrated into both buildings for quick tenant occupancy. The building also features favorable access to the prominent interchange at Mount Comfort Road. Both spec buildings were completed in December 2022.
