Opus Addresses Demand for Industrial Space in Indianapolis: Point 70 Logistics Park Will Include Build-to-Suit Facility & Speculative Industrial Building

​Opus is developing 160 acres of commercial real estate approximately 16 miles northeast of Indianapolis in Mount Comfort, Indiana. The submarket offers logistical advantage and has become an established industrial distribution hub in the state of Indiana.

Near I-70, Point 70 Logistics Park and will be divided into two phases of development. 

Phase 1: Build-to-Suit

On 83 acres, Opus will custom design and construct an 862,235-square-foot, build-to-suit industrial building.

The tenant will use the facility to consolidate employees and operations from two existing buildings. This new facility offers the ability to expand up to 332,000 square feet. The build-to-suit facility will be designed by Opus' industrial experts to maximize space and value for the client. It will include 25,000 square feet of office space and approximately 837,000 square feet for a warehouse and distribution space. The building will feature:

  • 36-foot clear height
  • 235 auto parking stalls with potential to expand
  • 86 dock doors with potential to expand

Point 70 Logistics Park appealed to the tenant because, in addition to meeting the company's current needs for a sizeable building, it will allow for future expansion. 

To accommodate their tight timeline for moving in, Opus' fully-integrated team of in house, multidisciplinary experts will collaborate to fast-track the schedule, expediting the delivery of a quality building – on time, as promised, and within the client's budget. 

The building will be complete in August 2021. 

Phase II: Opus Addresses Demand with Speculative Industrial Building

On the remaining 77 acres, Opus will address increasing demand for industrial real estate in the active submarket by designing and building a speculative industrial building. 

Groundbreaking is slated for spring 2021 and further details will be made available at that time.
