Opus Boosts Industrial Capacity in Suburban Chicago with Two New Spec Buildings

In a joint venture sponsorship with Principal Real Estate Investors, Opus is bringing another speculative industrial development to North Aurora, Ill., which is approximately 40 miles west of Chicago. Tollway Corporate Center will include two new modern industrial buildings suitable for warehouse distribution operations or light manufacturing.

The buildings are located in a rapidly expanding industrial submarket and near the intersection of Route 31 and I-88. The buildings will each accommodate a single user or multiple tenants.  

The first building will be 104,978-square-feet and feature:

  • 32-foot clear height
  • 10 dock doors
  • 2 rear-load drive-in doors
  • 64 vehicle parking stalls
  • 8 trailer parking stalls
 
Another building will be 543,638-square-feet with the ability to expand to more than one million square feet. It will feature:

  • 36-foot clear height
  • 54 dock doors
  • 4 drive-in doors
  • 90 trailer parking stalls
  • 142 vehicle parking stalls
 
The buildings are scheduled for completion in June 2022.
