Opus & Carlyle to Transform Former Frat House Property into Luxury Student Housing
With a premier location at the lively corner of 4th Street and John Street in Champaign, Opus and The Carlyle Group are developing, designing and constructing a luxury, high-rise student housing tower on the edge of the University of Illinois at Urbana-Champaign.
The 14-story building will include 11 residential floors and three combined levels of parking and amenities. It will offer 218 units with a total of 548 bedrooms. A full spectrum of flexible floor plans will be available, from junior studios, which include a full-size kitchen and custom built-in murphy bed/sofa combination, and studios, to one-bedroom, two-bedroom, three-bedroom and four-bedroom units.
All units will include high-end finishes, including simulated wood flooring in the kitchens and living rooms, carpeted bedrooms, stainless steel appliances and quartz countertops, in-unit washers and dryers and tile showers with shower heads with Bluetooth speakers. In most units, each bedroom will have a private bathroom. Bedrooms will be fully insulated and sound efficient with solid doors that lock.
Residents will enjoy robust amenities, including the following:

- a group study room,
- and a computer center.
On the fourth floor will be a club room with TVs for game day watching, pool tables and ping pong tables. It will open to an outdoor amenity space with a pool, fire pits and grilling stations.
This next-level living experience builds on Opus' portfolio of student housing projects and fulfills evolving demand for upscale student living. The project is slated for completion in July 2019.
