Opus Addresses Demand in Denver for Low-Congestion Industrial Alternatives

With a demand for industrial facilities in low-congestion areas, Opus developed, designed and built North Washington Commerce Center, a speculative industrial center 15 miles north of Denver on the I-25 corridor.

Offering an easy-to-access alternative to the region's busy I-70 corridor, North Washington Commerce Center is located in Thornton, Colo., near fulfillment centers, other industrial facilities and healthcare facilities. North Washington has multiple access points from I-25. It is conveniently within walking distance to Eastlake Station light rail and has excellent retail amenities in the immediate area.

Phase 1: 100% Pre-Leased E-commerce Fulfillment Center

Phase 1 was fully leased to an e-commerce tenant prior to completion of the shell building. The 151,200-square-foot building features:

  • 6 drive-in doors
  • 8 high-speed roll-up doors
  • 24 dock positions

​The e-commerce tenant needed additional customization, including a three-level, 700+ stall parking garage on the adjacent site.

The shell building was completed in October 2019 followed by the interior in July 2020 and the parking garage in October 2020. ​

Phase 2: Two Spec Buildings

The second phase includes two speculative industrial buildings designed to maximize flexibility for a variety of end uses.

The 118,422-square-foot building features:

  • 28 dock positions
  • 4 drive-in doors
  • 196 parking stalls

The 163,686-square-foot building features:

  • 35 dock positions
  • 4 drive-in doors
  • 270 parking stalls
  • 15 trailer parking spots

​Both buildings were completed in January 2022.
